What an annual boiler service covers
A service is a check that the boiler is running safely and efficiently, and it is the thing manufacturers ask for to keep a warranty valid. Exactly what is done varies between engineers and boiler types, but a thorough service generally includes:
Visual inspection and gas pressure
Checking the boiler and its flue for corrosion, leaks and correct installation, and that it is burning at the right pressure.
Flue and combustion analysis
Testing that combustion gases are being carried safely outside and nothing is spilling back into the room.
Cleaning the working parts
Cleaning the heat exchanger, burner and condensate trap, which is where efficiency is quietly lost.

Why an annual check is worth booking
Three reasons, in rough order of how much they cost you to ignore. Most manufacturers require an annual service to keep the warranty valid, so skipping one can leave you paying for a repair that would have been covered. A boiler with a fouled heat exchanger burns more gas for the same heat. And a service is when a small fault gets found in September rather than becoming a breakdown in January.
Landlord gas safety certificates (CP12)
If you let a property, an annual gas safety check is a legal duty, not a recommendation. Under the Gas Safety (Installation and Use) Regulations 1998, a landlord must have every gas appliance and flue they are responsible for checked every 12 months by a Gas Safe registered engineer.
You must give a copy of the record to existing tenants within 28 days of the check, give it to new tenants at the start of their tenancy, and keep copies for two years.
A gas safety check and a boiler service are not the same thing, and this catches people out. A safety check confirms the appliance is safe; it does not include the cleaning and efficiency work a service does. Many engineers offer both together, which is usually the better value if you want the boiler looked after as well as certified.

Is a landlord gas safety check the same as a boiler service?
No. A gas safety check confirms the appliance is safe to use and produces the record you are legally required to hold. A service also cleans the boiler and checks it is running efficiently. They are often booked together, but one does not include the other.
How long is a landlord gas safety certificate valid for?
Twelve months. The check has to be repeated every 12 months, you must give tenants a copy of the record within 28 days, new tenants get one at the start of the tenancy, and you must keep copies for two years.
What happens if a landlord does not have one?
